At Atmore, we employ a standardized approach to swiftly prepare investment properties for rent. Our streamlined process minimizes vacancies and enhances investment performance.

Please note that every project is unique with varying requirements; however, below is a generalized overview of our standardized six-step process.

Step 1

Inspect & Prepare

Our process begins with a thorough analysis of the rental property to assess its condition and determine necessary actions. This includes checking door functionality, furnace filters, drywall repairs, paint conditions, bathroom functionality, smoke detectors, and more. Based on this assessment, we will compile a comprehensive list of materials required for the project.

Step 2

Repaint

In the next step, we will patch any drywall imperfections and prepare the surfaces for a fresh coat of paint. Repainting the property often yields a significant improvement in its attractiveness to potential tenants. Our team will select a modern paint color that complements the property’s existing characteristics, ensuring a cohesive and appealing look.

Step 3

Replace Light Fixtures & Plugs

In this step, we will upgrade all light fixtures to LED, enhancing the property’s overall modern appearance. By utilizing LED lighting, the property becomes more energy-efficient, reducing electricity consumption, and eliminating the concern of burnt-out light bulbs. Additionally, if needed, we will replace all plugs and switches, eliminating any yellowed or outdated ones, and infusing the space with a fresh and revitalized ambiance.

Step 4

Listing Photos

In this step, we will make necessary preparations to capture high-quality listing photos and videos of the property. We will evaluate whether staging the property with furniture would enhance its appeal. Once the photo and video shoot is complete, we will promptly provide the landlord with access to all the files for future use and documentation purposes.

Step 5

Book Showings

In this step, we will schedule property showings exclusively for potential tenants who meet our pre-screening requirements. By adhering to our thorough process, we ensure that prospective tenants viewing the property align with our criteria for application approval, resulting in an efficient turnaround time for the landlord.

Step 6

Finalize lease

In this final step, we will diligently conclude all necessary procedures with the tenant, which include verifying proof of employment, conducting credit and police checks, as well as contacting references to authenticate provided information. Once these steps are completed, we will guide the tenant through the finalization and signing of the lease agreement with the landlord. Additionally, we will collaborate with the tenant to coordinate a mutually suitable move-in date.
